We believe in transparent business practices and making sure that any concerns or questions are addressed. We have a carefully curated collection of frequent questions to help educate our partners.
HOW CAN I PAY MY HOA DUES?
The best means to pay your dues is to set up electronic transfer auto pay through the TOPS1 Owners portal. You may also pay via credit card through this portal. If you set up your owner’s portal, you can do autopay directly to your association through the app. You can also pay by mailing or dropping off check, cashier’s check, money order via our P.O. box or in person. We do accept cash in person but do not carry a change drawer. You can set up bill pay through your bank.
Can I drop off my payments?
While we recommend paying online via your owner’s portal for the best tracking of your payment, yes you can drop off payments to our office. We also have a locked drop box by our front door, if you can’t make it by during business hours.

Who do I make my HOA dues payment out to?
All dues payments must be paid to your individual HOA name. The name of your the Association which can be found on your statement

How do I order a resale?
A resale certificate can be ordered by calling our office at 907-308-9212
How do I submit and architectural request?
Each Association has their own architectural approval process. Please check your owner’s portal for the most up to date forms. Once your form is complete you may drop it off in person or email it to our office at info@61northrealty.com. An architectural request can be submitted via email at (insert email address here) The Form needed to make your request can be found online through your TOPS1 Owner’s portal.
When will the snow be plowed?
Snow is plowed at the end of a single snow falling event AND when accumulation exceeds 2 inches for that event. If it is an ongoing episode, then the plows will attempt to make it drivable and then return to complete the detail work.
How do I get a key to my cluster box for mail?
Keys are available through USPS.
How do I report a perceived violation?
A concern can be submitted via email info@61northrealty.com or by clicking here to fill out form.
I disagree with a violation letter I got. What do I do?
You can write a letter to your board of directors and submit it via email at info@61northrealty.com
What is a By-law?
The Bylaws state how the association is to be governed.
What is a Declaration?
The declarations are the governing documents for the association. These are also referred to as CC&R’s, which are the rules for the association.
What does a board do?
The board is responsible for the upkeep of the association and paying the association bills.
